Your primary responsibility as Senior Financial Controller will be to conduct financial reporting, monitoring, budgeting, forecasting and ensure both regulatory and company policy compliance. Your role will also include coordinating vendors, procurement processing, and contract management. This role requires an organized analytical thinker with a technical understanding of financial modeling, with excellent attention to detail. In your role, you will lead the day-to-day financial operations within the CRE.DDI team, reporting to the Global Director of Design, Delivery & Innovation. You will work closely with teams within Corporate Real Estate, Finance, and Legal, including other key internal stakeholders. This is an exciting opportunity to join a growing team and shape the financial operations for our capital projects across the entire Equinix CRE portfolio.ResponsibilitiesOversee and conduct financial planning, budgeting, and forecasting for capital projects within Equinix as a Real Estate Investment Trust (REIT) organizationDevelop and maintain financial models to analyze project feasibility, cash flow projections, and investment returns, working closely with the Senior (OpEx) AnalystEnsure compliance with accounting standards, regulatory requirements, and internal policies in financial reporting for capital projectsManage financial aspects of capital expenditure approvals, including evaluation of project proposals, cost-benefit analysis, and recommendations to senior managementCollaborate with project managers, development teams, and external stakeholders to monitor project costs, progress, and performance against budget and timelinesImplement and maintain internal controls and financial procedures to safeguard assets and mitigate risks associated with capital projectsCoordinate with external auditors and tax advisors to facilitate audits, tax compliance, and reporting requirements related to capital projects, if requiredAlign with business partner reporting processes and cycles within the Project Management Office and central Finance function, proactively managing data collection and reportingProvide financial analysis and insights to support strategic decision-making, such as project selection, resource allocation, and portfolio optimizationPrepare regular management reports, variance analysis, and financial presentations for senior management and partner functionsWork as an integrated team with the Regional Programme Managers to ensure the correct information is administered as part of procurement and cost management processesParticipate in procurement processes for selecting professional services, vendors, and suppliers, including commercial scoring, and attending interviewsCollaborate in the preparation of contract drafting, administration, and signatories, coordinating with Project Managers and Legal, whilst maintaining a central depositoryRepresent a Centre of Excellence, supporting CRE colleagues globally on financial subject matters, providing expertise and advice, including supporting materialsParticipate in post-occupancy reviews and lessons learned, capturing any design-related opportunities, and providing performance feedback in Quarterly Business Reviews (QBRs)Collaborate with the Vendor Manager to create and maintain a CRE Global Directory of preferred vendors and administer any Multi-Service Agreements (MSAs)Become a Coupa Super User and process Purchase Order (PO) requests for CRE.DDI vendors globally across all capital projects, including registration, onboarding, and invoicingTrack and follow-up PO approvals, issue to vendors and manage change requests, including troubleshooting and PO close-out processesLead and mentor finance team members involved in capital project accounting, financial analysis, contractual and reporting activitiesQualificationsConvey a senior and credible presence both internally and externally with the ability to navigate complexity to a grounded resolution and manage expectationsUse sound judgment and consideration in actions and decision-making, considering the wider impacts and perception of others, preserving the integrity of the team and CREDemonstrate excellent commercial awareness and sensitivity using frugality in both professional practice and project specification, considering value add vs cost impactExcellent attention to detail, holding themselves and others to a high-quality standard, ensuring that both content is correct, and the visual execution is consistent and professionalAbility to multi-task and prioritise work with a flexible approach when travel, different time zones, or long hours of work are requiredStrong communication and presentation skills with the ability to pivot depending on the audience, ensuring that information is clearly structured and articulatedBachelor's degree in Finance, Accounting, Economics, or a related fieldProven experience in a similar role within a REIT or financial capital projects functionProficient in written and spoken English, other languages would be beneficial.Proficiency in financial and contracts software (e.g. Coupa, Apttus, Smartsheets, Advanced Excel)Preferred licensure with a recognized professional body (e.g. CIMA, ACCA, CIPS etc)Equinix is committed to ensuring that our employment process is open to all individuals, including those with a disability. If you are a qualified candidate and need assistance or an accommodation, please let us know by completing .Equinix is an Equal Employment Opportunity and, in the U.S., an Affirmative Action employer.
